The price of mortgages determines the size of the home. As fewer buyers are able to qualify for loans the market shifts to building an entirely different product that requires entirely different components and locations. The buyer will always be behind this curve until the market for mortgages disappears as the average new home merges with what the wealthy would buy without needing a mortgage.
